| Pre Tenancy - the legal paperwork
Applications to Let:
Brighter Letting aim to fit the right tenant with the right home. We currently place our tenants either directly ourselves, or through a local letting agent. We manage all tenancies ourselves.
We process a new tenancy application as outlined below:
Viewing: access to the property will be arranged at a time that suits.
Costs: We charge a one off charge of £45 to cover our total costs of processing any application. This includes the application, referencing, and deposit protection. If an application falls through we can not fully or part refund this charge.
Referencing: It is reasonable for a prospective tenant to prove who they are, where they are currently living, that they have the means to pay their rent and are likely to do so, and that they will act in a tenant like manner while living in any property. To achieve this we may use third party companies.
Tenancy Agreement: We offer all our properties on an industry standard six month assured shorthold tenancy (AST) agreement.
First Payment & Deposit: We have two options available
(1) One months rent in advance and a security deposit equal to six weeks rent.
(2) Two months rent in advance and a security deposit of £250.
Deposits are secured within a government backed scheme, and a copy of the deposit certificate from the scheme will be provided to a tenant within 7 days of payment.
Inventory: A full inventory will be provided to a tenant stating the condition of the property at the time of the tenancy start. A tenant will be granted 7 days to raise issue with the inventory before it becomes a statement of fact.
Rent Collection: We collect all rents by direct debit. We make these collections on two standard days each month (1st and 15th). Rent is payable in advance. We will require the direct debit mandate to be set-up and signed off before the tenancy agreement can be signed.
Check In: All the paper work will be checked and the keys will be passed over, starting the tenancy.
Where we use a letting agent to find a tenant, the process of application and referencing will be to the agents policy and procedures, but the tenancy will be managed by Brighter Letting. Our current tenant find partners are: Belvoir (Bishops Stortford), Chelton Brown (Northampton), and Edward Taub & Co. (N.E. London)."
